Apartment size seems like a simple decision, but on an island where lifestyle, budget, and investment strategy all pull in different directions, it deserves more thought than most buyers give it.
Studios remain the entry point for most first-time buyers in Phuket, with prices in newer developments starting from around three million baht. Their appeal is straightforward: lower upfront cost, lower monthly maintenance fees, and strong demand from short-term holiday renters who don't need much space for a week or two by the beach. The trade-off is limited flexibility — a studio works well as a rental asset or a personal getaway, but less well as a primary residence for anyone planning to spend extended periods on the island.

One-bedroom units strike a balance that suits a large share of buyers. They're spacious enough for comfortable long-term living, whether for a couple or a solo remote worker, while still renting well to both tourists and expats on longer stays. This middle ground often delivers the most consistent occupancy rates across the year, since the tenant pool includes both vacationers and longer-term residents.
Two- and three-bedroom apartments shift the calculation toward families and buyers prioritizing personal use over pure yield. These units command higher absolute rents but a lower yield percentage relative to price, and they typically attract tenants seeking six-month or annual leases rather than short holiday bookings. For a family relocating to Phuket full-time, or buyers planning to split their year between the island and home, the extra space usually outweighs the reduced yield.
There's no universally correct size — the right choice depends on whether the unit is meant to generate income, house your family, or serve as an occasional retreat. Browsing the full range of studio, one-bedroom, and larger layouts side by side at https://papayaproperty.com/collections/a...s-for-sale makes it easier to compare real prices and availability rather than guessing from renderings alone.
Matching unit size to your actual usage pattern, rather than following market trends, tends to produce the better long-term outcome.
